Luxury Apartments on La Manga Strip

A newly planned marina development is expected to fuel a 5-10 year period of capital growth and boosted rental demand

La Manga Strip ApartmentsThe Murcia region desperately needs a flagship marina to accommodate the many luxury yachts that head up and down the coast or sail across to nearby Ibiza. At present there is a lack of moorings and the Mar Menor is too shallow to accomodate these vessels.  The marina is set to be constructed at La Manga – an event that will alter the image of this area as a focus for low-yield, high maintenance package holiday families into a more upmarket destination for discerning holiday makers.

Key selling points

  • Europe's largest planned marina 2 minutes away
  • Unbroken views of Mar Menor and Mediterranean
  • One of the last plots to be given planning permission in area
  • Restricted supply on the strip fuels growth
  • Projected yield of 6-7% covers mortgage + costs
  • Most completion costs covered in the mortgage

La Manga Luxury ApartmentsThe new marina is planned towards the quieter end of the strip about 3 minutes drive from this development. This is due to be Europe’s largest marina, with 950 moorings, 2,000 units, upmarket boutiques, a hotel and a golf course. At the moment, the more upmarket yachts do not dock at La Manga because the marinas are located in the Mar Menor, a natural lagoon with very shallow waters. The new marina will be on the Mediterranean Sea side of the strip, and the local authorities are hoping for this to entice cruise liners and the larger upmarket yachts and La Manga Propertytherefore the money. Property, and particularly high-end specification property, on or close to this marina, should experience boosted capital growth – you only have to look at the value of properties in Puerto Banus, the Costa Del Sol’s flagship marina resort, and other marina destinations like Marbella, to witness how much a marina location can positively affect property values and rental demand.

The increasing restriction of supply on the La Manga strip will induce rising demand

Although oversupply is a general concern in many parts of Southeast Spain, the La Manga strip represents a very limited area - only 23 km long and 500m wide at its largest point. Most of the strip is already developed so when this development is complete, it will be impossible to build any more. As more tourists flock to the region via the new airport (San Javier airport is also only 20 minutes away from La Manga and has recently started to be used by the low cost airlines), prices will rise as demand increases Plan of Apartmentsrelative to the fixed number of dwellings available. These La Manga apartments have a high-end specification, with a gated poolside area and Med Sea/Mar Menor views. This strategic location suggests the development should hold its value.

One of the last truly beachfront properties available in the area

Local recent law changes have precluded development on the beach and waterfront areas around La Manga. The developer has secured one of the last truly beach and waterfront locations offering unparalleled views of both the saltwater lagoon and the Mediterranean Sea. This is the second block of 7 planned, with prices rising by around 10% per block to reflect the beginning of this investment period.
